SF Sustainable Property Fund – Conditions of the capital increase

Ad hoc announcement pursuant to Art. 53 LR

The Swiss Finance & Property Funds Ltd will carry out a capital increase for the SF Sustainable Property Fund from 6 May to 20 May 2026, 12:00 p.m. CET, with a total volume of CHF 118.3 million (gross). Ten (10) existing units entitle the holder to subscribe to one (1) new unit for a net issue price of CHF 123.00.

The issue will be carried out on a commission basis (“best effort basis”) within the framework of a public rights offer in Switzerland. Subscription rights can be traded on the SIX Swiss Exchange from 6 May to 18 May 2026. The payment of the new units will take place on 27 May 2026. The issue of new units is limited to a maximum of 961 885. Units not subscribed may not be issued, which may reduce the total issue volume accordingly. The exact number of new units to be issued will be determined after the subscription period has expired, based on the subscriptions received. The fund management company will inform investors of the final number of new units by 22 May 2026 at the latest.

The proceeds of the issue will be used for acquisitions of investment properties, the expansion of the portfolio through new construction and renovation projects, and reduction of interest-bearing debt.
