The SFER Redevelopment L-QIF invests in properties with development potential throughout Switzerland. The main focus of the L-QIF is on the creation of new residential space.

SFER Redevelopment L-QIF is a contractual investment fund in the legal form of a Limited Qualified Investor Fund (L-QIF) and is open to qualified investors within the meaning of the Collective Investment Schemes Act (CISA).

The fund focuses on upgrading older properties and creating additional living space, and this transformation work makes an important contribution to meeting the growing demand for housing in Switzerland. Properties are made attractive and sustainable again through targeted revitalisation. The strategy focuses on the sustainable renovation of existing residential buildings, the conversion of commercial properties for residential purposes, and the efficient use of land.

This investment policy enables the fund to sell renovated properties and distribute the proceeds to investors or reinvest them in new projects. This creates a cycle that promotes the renewal and further development of the housing stock in Switzerland.

The L-QIF can invest in existing properties, projects and plots of land and, with a maximum leverage of 50%, offers greater flexibility in terms of debt financing. It pursues a value-add strategy and thus differs from conventional real estate funds in that it offers a higher risk premium and a higher return. The L-QIF stands out in the capital market thanks to its unique evergreen structure and clear focus on developing new residential space and modernising the real estate stock in Switzerland.
