SFP Investment Foundation – Capital Raise by SFP AST Swiss Real Estate

SFP Investment Foundation is raising capital for the SFP AST Swiss Real Estate investment group in the fourth quarter of 2026. The target volume for the capital raise is approximately CHF 350 mn.

The new capital will be used to further expand the high-quality property portfolio and to finance developments within the existing portfolio. As at today, five residential properties with a total purchase price of CHF 184 mn have been secured, and a further CHF 87 mn is being invested in ongoing projects within the existing portfolio.

Further acquisition opportunities are currently under review. The focus for further growth remains on high-quality properties in prime locations. Currently, around 88% of the portfolio is invested in properties in metropolitan areas (compared with approximately 65% for "KGAST mixed"). The target allocation remains unchanged at 60% residential.

Subscription period

The subscription period begins on 16 November 2026 and ends on 11 December 2026 at 12:00 p.m. Should the capital raising be significantly oversubscribed, SFP Investment Foundation reserves the right to scale back subscriptions at the end of the subscription period.

Allocation process	Should the capital raising be significantly oversubscribed, the investment foundation reserves the right to scale back subscriptions at the end of the subscription period.
Call	The capital is to be called up in one or more tranches within a maximum of 12 months following the end of the subscription period. An initial call is scheduled for the first quarter of 2027.
