Vacancy Rate Improved and Further Transactions in the Second Half of the Year

Ad hoc announcement pursuant to Art. 53 LR

The SF Sustainable Property Fund looks back on a successful second half of the year. Targeted leasing activities and further portfolio expansions significantly reduced the vacancy rate, continuing the positive trend.

As at 31 December 2025, the vacancy rate of the portfolio will have been reduced to well below 3%. By mid-year, the vacancy rate had already been lowered by around one percentage point from 4.7% to 3.7%. Over the course of the second half-year, this figure improved significantly through focused vacancy management and prompt re-letting following tenant changes.

The initial letting of the new property in Arnegg was very satisfactory. Active asset management ensured that the majority of the apartments were let by year-end. By February 2026, all 69 apartments will be let. Promising discussions are currently underway regarding the commercial space in Arnegg, which could also contribute to a positive leasing development in the new year.

Two acquisitions of residential properties were made in the second half of the year. The acquisition activities in the financial year 2025 led to the opening up of additional income sources and improved geographical diversification.

Positive outlook for 2026

"We not only confirmed the positive trend in reducing vacancies but also strengthened it further in the second half of the year. Further leasing successes within the portfolio underline the effectiveness of our active Asset Management," says Daniel Babic, Portfolio Manager of the SF Sustainable Property Fund.

Based on stable operational performance, continued optimisation of operations, and portfolio growth, the fund starts the year 2026 with strong momentum.
