SFP Investment Foundation is raising capital for the SFP AST Swiss Real Estate investment group in the fourth quarter of 2025. The target volume of the capital raise is around CHF 200 million.
The new capital will be used to further expand the high-quality real estate portfolio and develop the existing portfolio. Properties worth around CHF 120 million have already been certified and were integrated into the investment group as at 1 November 2025. In addition, further properties with a total volume of over CHF 80 million are at an advanced stage of review, and development properties worth over CHF 200 million are linked, which will be integrated into the investment group upon completion.
The capital raised will be deployed to advance the existing acquisition and development pipeline in order to further expand the portfolio in line with the investment strategy. The focus of future growth remains on high-quality properties in prime locations. Around 85% of the portfolio are currently invested in properties in major cities and their surrounding areas (approx. 65% in the KGAST mixed category). The target allocation remains unchanged at 60% residential.
Subscription Period
The subscription period begins on 17 November and ends on 12 December 2025 at 12:00 noon. If the capital raise is heavily oversubscribed, the investment foundation reserves the right to reduce all subscriptions proportionally at the end of the subscription period in order to ensure equal treatment of all investors.
