The MACH commercial building in Zurich’s KOCH district is entering its next phase: all commercial space has been leased, and as of 1 November 2026, the property will be transferred to the portfolio of the SFP Investment Foundation Swiss Real Estate (SFP AST SRE).
As recently as July, MACH was almost fully leased. In the meantime, the remaining commercial spaces have also been let. Particularly pleasing is the fact that an existing tenant on the second floor has additionally leased the final spaces on the top floor. The expansion of the tenancy underlines the demand for the flexibly usable commercial spaces.
From Construction Project to Vibrant Commercial Building
In parallel with the completion of the building, the tenants’ individual fit-outs are progressing, making it increasingly clear what MACH was designed for: as a flexible commercial building for a wide range of companies that can adapt the interior fit-out entirely to their specific requirements. The first companies have already moved into their spaces and commenced operations. While production facilities and machinery are being installed in some areas, neighbourhood-oriented services and other commercial uses are taking shape elsewhere. The tenants design their spaces individually, resulting in a wide variety of fit-outs in terms of use, materials and design.
The tenants also include Zurich-based bakery Walter Buchmann, which will locate part of its production at MACH in the future.
“Our heart beats in the city of Zurich. With our new production site at MACH, we are moving closer to our twelve branches and can showcase our craftsmanship in a special location. At the same time, MACH’s modern building technology enables us to make our production significantly more sustainable and energy-efficient. With state-of-the-art cooling systems, the use of our own photovoltaic system and the Minergie-certified building, our production will become considerably more environmentally friendly,” says Daniel Wehrli, owner and Managing Director of Walter Buchmann.

Long-Term Perspective for SFP AST SRE
On 1 November 2026, MACH was transferred to the portfolio of the SFP Investment Foundation Swiss Real Estate (SFP AST SRE). For SFP AST SRE, the investment represents a commitment to manufacturing businesses in the city of Zurich, with a diverse mix of uses and long-term leases.
With the transfer, MACH has become the largest single property in the investment group's portfolio. Full occupancy and a WAULT of around 11 years provide a long-term income base and strengthen the portfolio's earnings capacity.
For the tenants, this transition means continuity. SFP has been closely involved in the project for some time and is working together with project developer SENN on the handover and future operation.
After several years of development, the construction project is increasingly becoming what MACH was intended to be: a diverse commercial location where production, trades and other businesses come together under one roof.
