Sustainability manifests itself in many ways: from well-thought-out densification in urban areas to digital innovation in management.
SFP AST Swiss Real Estate investment group successfully implements both. Modern, energy-efficient living space is being created in Zurich's Kreis 4 district, while a pilot project with ECCO2 Solutions AG demonstrates how artificial intelligence helps to save energy and reduce emissions. In addition, the SFP Investment Foundation is raising capital for the SFP AST Swiss Real Estate investment group in the fourth quarter of 2025 with a target volume of around CHF 200 million.

SFP Investment Foundation is raising capital for the SFP AST Swiss Real Estate investment group in the fourth quarter of 2025 with a target volume of around CHF 200 million.
The new capital will be used to further expand the high-quality real estate portfolio and develop the existing portfolio. Properties worth around CHF 120 million have already been certified and integrated into the investment group. Further properties are currently under advanced review.
The capital raising will be used to tap into the existing acquisition and development pipeline in order to further expand the portfolio in line with the investment strategy.

Heating Sustainably and Saving Energy with AI
Together with ECCO2 Solutions AG, the SFP Group is using artificial intelligence to use heating energy more efficiently. The pilot project shows how digital innovation and sustainability go hand in hand to deliver tangible energy savings.
In a joint pilot project with ECCO2 Solutions AG, the SFP Group used artificial intelligence to save around 15% of heating energy in 14 properties with a total of 293 flats belonging to the SFP AST Swiss Real Estate investment group in the first heating period.
ECCO2 Building Intelligence continuously analyses building data such as indoor and outdoor temperature, heating behaviour and weather forecasts. The system uses artificial intelligence to automatically optimise heating control in real time. This means that only as much energy is used as is actually needed, without any loss of comfort for the residents.
The energy saved in the pilot project corresponds to over 250 MWh and 59 tonnes of CO2 that were no longer emitted. This result confirms the effectiveness of AI-supported optimisation as a quick and effective lever for reducing emissions.

Following the successful pilot project, the SFP Group is now expanding this AI solution to other properties in Switzerland. In doing so, it is making a further contribution to sustainable residential property and an energy-efficient future. Tenants also benefit directly: they enjoy lower heating costs and greater comfort thanks to optimised room temperatures.
With this step, the SFP Group is underlining its commitment to innovative, sustainable property management. At the same time, the project shows how sustainable technologies can create added value for investors and tenants alike.
Sustainable Densification in Zurich's Kreis 4
By combining replacement construction and complete renovation in Zurich's Kreis 4 district, SFP Investment Foundation is focusing on sustainable densification and modern construction methods. The project combines energy-efficient standards with urban redevelopment, creating contemporary and urgently needed living space in the heart of Zurich.
With a combination of a new replacement building and a complete refurbishment, the SFP Investment Foundation is focussing on sustainable densification and contemporary urban development in Zurich's Kreis 4 district. A modern residential and commercial building is being built on the corner plot at Badenerstrasse 153/Körnerstrasse 10, while the neighbouring building at Badenerstrasse 155, including the courtyard building, is being extensively renovated and extended.
The old buildings, which are over 100 years old, have considerable energy and structural defects: uninsulated façades, old heating systems and a lack of lifts. The new construction and refurbishment will significantly reduce energy consumption and the properties are to be certified to the Sustainable Building Standard Switzerland (SNBS) in Gold.
The project by SAM Architekten blends harmoniously into the existing cityscape and continues the characteristic block perimeter. By increasing the density of the space, the residential use increases from 1 500 to over 2 600 m², the number of flats from 20 to 33, and flexible commercial space is created on the ground floor to enliven the neighbourhood.
In this way, the SFP Investment Foundation is not only creating modern, energy-efficient living space, but also making a contribution to sustainable urban development – a successful example of how ecological responsibility and economic rationality go hand in hand.
