Fully invested SFP AST Swiss Real Estate

The new inflow of CHF 38.2 million from the capital increase carried out at the end of April has already been fully invested. The portfolio now comprises 15 properties with a total market value of CHF 199.3 million.

In the current financial year, five properties with a market value of CHF 84.6 million were integrated into the investment group. In addition to the four residential properties that were in the pipeline as announced, a commercial property in the Zwicky area in Wallisellen could be acquired.

The property was built to the Minergie Eco standard in 2012. At a market value of CHF 47.2 million, its gross yield is 5.3%. The main tenant with a rental contract until 2032 (and an option to renew until 2037) is SIS Swiss International Schools Schweiz AG. The remaining space is occupied by four office tenants, who also have long-term rental contracts. The WAULT for the property as a whole is around 7.7 years.

With this last transaction, SFP AST Swiss Real Estate is fully invested again. The debt finance ratio is 25.3%.

The gross yield of the total portfolio is 4.1%. The annual target rental has almost doubled since the beginning of the year and now stands at CHF 8.1 million. Following these purchases, the commercial utilisation rate is 58% and the WAULT has increased from 6 years at the beginning of 2020 to 6.8 years in May 2020.
